  • Aedifice Partnership marked 25 years in 2024 providing project management, surveying, CDMC, and cost management services to the care sector.
  • In 2016, the firm expects to manage £70 million in care sector projects, from small extensions to large-scale private care homes.
  • Rising labour and material costs, along with contractors struggling to maintain fixed prices, continue to pose challenges; Aedifice aims to shield clients from financial risk.
  • Competition from the residential sector and rising construction costs make site acquisition tougher, but Aedifice uses forecasting tools and benchmarks to manage these pressures effectively.

In October last year, Aedifice Partnership celebrated its 25th year of offering project management, building surveying, CDMC services and cost management for developers, operators and other. individuals in the care sector.

Looking ahead to 2016, it’s set to be another great year for Aedifice. With £70m of construction value for the care sector – both new builds and refurbishments – there is plenty to look forward to. Projects range from extensions for small care homes to brand new 60-100 bed care homes in the private sector.

2015 presented many hurdles for the industry, namely contractors keeping fixed prices, meaning that labour and material costs needed to be managed more than ever. With this trend set to continue, Aedifice Partnership aims to continue to keep clients of all types in safe hands, steering them away from the pain and expense of contractors entering administration.

There are always obstacles to be faced and this year will be no different. Aside from difficulties in securing labour and materials, the securing of sites is also expected to be challenging. This is due to the residential sector being revitalised, as well as the comparison between the land value costs of private residential sites and those of the care sector.

Increased construction costs also threaten, but Aedifice Partnership are second to none for reducing the financial risk through its forecasting abilities and a benchmark database. Quality is always important, and care homes is a sector where corners can’t be cut – just another reason why these tighter margins need to be monitored closely.

One noticeable change in the industry is the shift from operator development to private equity funding, where landlords and operators act as tenants. These contractual arrangements are something Aedifice Partnership easily adapt to, offering reassurance to its clients. Contact us to see how we can help you.
