Sandiacre Care Home

Aedifice Partnership completed another successful care home development in December 2014.

This 81 bed care home in Sandiacre, Nottingham was constructed for Hudson Healthcare as their first new build development in the UK and the first in their development plan for future homes across the UK.

They chose Aedifice as their Project Managers due to our knowledge, understanding and expertise as care home specialists.

Aedifice were involved on this project right from inception which is how we add the most value for our clients.

As this was our client’s first development, we were there to hold their hand throughout the process and offer professional advice, which ultimately led to a successful construction project and investment for our client.

We had many meetings to discuss the type of care home that would be suitable for the location, the current market and the business strategy of our client.

Once the brief was agreed, we carried out the feasibility architectural design to ensure the client received the building he wanted.

We also offered our huge care home cost knowledge to provide cost certainty, which we do from our vast database of care homes which we have managed in our 14 year history.

This ability and knowledge of the care sector and ability for cost forecasting removed some of the risk from our client, so they were comfortable in the knowledge that tenders would be returned on budget.

As well as designing the building, we also submitted the planning application and managed the planning process.

We achieved planning consent on the first attempt for the ideal building which enabled construction to start on time and take advantage of the market cost conditions of late 2013.

Following a tender process we then appointed Lawrence Baker as Main Contractor and engaged with RDT Architects to take our planning design and develop the detailed construction design under a JCT Design & Build form of contract.

Aedifice were appointed as Employer’s Agent, Quantity Surveyor and CDM-C to ensure that what was constructed was in accordance with the early discussions with our client on their aspirations for this, their first care home development.

The completed home is a huge success story for our client with rooms filling well above expectation.

The feedback from the operational team is amazing and the residents are thoroughly enjoying their time at Sandiacre Care Centre with visitors coming for the day and not wanting to leave.
